I can't speak for NYC but it runs me $100 per hour to get exclusive access off hours to a facility that has mats, change rooms, shower, other exercise equipment locally. Surrounding neighborhood is not the greatest but using it during day so not a big deal.
My guess is our going rates for non-prime commercial space are comparable to NYC once you get away from "downtown" eg there is some logic to Amazon going to Long Island even without tax money thrown in.
